Affordability, by the standard measure of what share of median household income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. But affordability being stretched does not mean prices are about to fall sharply. What it means, practically, is that the pool of qualified buyers is smaller than it was three years ago.

Your credit score affects your rate more directly than most buyers realize. A score of 760 or above typically qualifies for the best rate tier most lenders offer. If your score has room to improve, pull your reports, find the issues, and address them before you start shopping seriously.

If the report surfaces significant deferred maintenance or structural issues, you have three options, not one, and walking away is a legitimate one of them. You can ask the seller to repair specific items before closing. What you should not do is panic and waive your right to negotiate.

The offer price is one variable among several. Deal structure has won more competitive situations than overbidding has.

Real estate is illiquid. If there is a reasonable chance you will need to move in two years, renting is the financially rational choice. None of that means do not buy. It means be honest about your time horizon before you commit.

Buyers who take the time to prepare before they start looking tend to find that there are still good properties available at realistic prices. Before you commit to a direction, browsing homes for sale and market resources can sharpen your picture of what is actually available in your price range.
